DENVER, CO – April 27, 2011 – (RealEstateRama) — Niki Stearman, an experienced real estate professional, has joined Kentwood City Properties in downtown Denver as a Broker Associate. Stearman brings more than 10 years of experience to Kentwood City Properties and holds several real estate designations recognizing the successful completion of stringent continuing education courses in real estate, including the Short Sales and Foreclosure Resource (SFR) certification.

SFR designees have specialized knowledge about the unique aspects of short sales and foreclosures. Realtors who hold the SFR designation can help the short sale or foreclosure process flow more seamlessly. SFR designees have in-depth knowledge about how to qualify for a short sale, plus tax, legal and financial issues, the ability to design a short sale package, and the ability to find the right buyer based on demand.

Stearman is a member of the Denver Board of Realtors and the National Association of Realtors. She serves the diverse real estate needs of clients throughout Denver, Centennial, Greenwood Village, Parker, Aurora and surrounding communities. Stearman’s professional background includes corporate relocation and property management. She chose Kentwood City Properties in order to advance her career and better serve her clients.

Stearman is an Accredited Buyer’s Representative (ABR) with particular expertise in working directly with “buyer clients.” Earning the ABR designation allows agents access to the most current real estate programs, trend data, and market conditions that affect all types of buyers. Stearman is also a Certified Negotiation Expert (CNE) with strong negotiation skills and the ability to understand and use various negotiation approaches to ensure the best outcome for all parties involved.

During her career, Stearman has achieved a 100 percent short sale approval ratio due primarily to her ability to work effectively with various banks and lenders. She employs, and personally pays for, a transaction coordinator to help with bank negotiations. Stearman’s mission is to make the entire short sale flow as smoothly and as quickly as possible in order to help people avoid foreclosure at all costs and subsequently move on with their lives. She also helps mainstream buyers, sellers and investors in non-short sale transactions.
